What prefabricated house prices will be like in 2026
The prices per square meter for a turnkey prefabricated house in 2026, based on the Federal Statistical Office's construction price data, range from around 2,350 €/m² in the volume segment to about 4,500 €/m² in the premium range - each without a cellar or property. The range results from the provider class, design, expansion level, energy standard, sampling and region. For a 140 m² single-family home, house costs in the mid-range segment of €329,000 to €413,000 are realistic, while the premium range is around €553,000. In addition, there are land and additional construction costs of around 15 to 20 percent of the construction cost. Construction methods and expansion stages at a glance
Around 70 percent of all prefabricated houses are built using timber frame construction — inexpensive, flexible in floor plan and used by all major providers. The Timber panel construction (approx. 18 percent market share) integrates windows, doors and installations in the factory, achieves 90 to 95 percent prefabrication and costs around 20 to 25 percent more. The ecological top segment is the solid wood prefabricated house made of cross-laminated timber (from approx. 3,650 €/m²), while the solid prefabricated house combines prefabrication with brick or sand-lime brick. A separate consideration is the level of completion: turnkey (ready to move in, ~80 percent of buyers), Expansion house (Interior work done by yourself, 12 to 18 percent savings) and Kit house (20 to 30 percent savings, but 1,500 to 2,500 hours of personal effort).
Energy standard, funding and choice of provider
Almost all well-known providers now build to the KfW 40 standard. The KFN-QNG programme is supported by the federal government through KfW Climate-friendly New Build funding , which offers low-interest loans of up to €150,000 per residential unit. When comparing providers, focus on three contract terms: a fixed-price commitment of 18 to 24 months, a completion bond of at least five percent and a verifiable service specification that names specific products rather than relying on generic allowances. Offers are comparable only at the same completion level, with a similar floor area and the same energy standard — only then do real price differences of 15 to 25 percent become visible.
