A good prefabricated-house floor plan in 2026 is based on eight criteria: 1. family size today and in ten years, 2. the number of home-office workstations and their position relative to quiet acoustic zones, 3. storage amounting to at least 8 percent of the living area, 4. daylight planning with living areas facing south-west, bedrooms east and bathrooms north, 5. centrally located utility rooms for short service routes, 6. accessibility or the ability to retrofit it for later life, 7. circulation areas of at least 120 centimetres in hallways and bathrooms, and 8. checking that every room can be furnished before signing the contract, using scale drawings. Most prefabricated-house providers allow limited changes to standard floor plans in 2026; major changes to factory prefabrication cost an additional €5,000 to €25,000.
