What is a prefabricated house?

A prefabricated house is usually not built on the construction site, but in a factory hall that is independent of the weather. It usually takes twelve to eighteen months from the decision to buy to moving in. If you need to move in quicker, it's better to buy an existing house. If you have time, you will gain significantly in terms of quality and cost control through proper planning. Contract review: 7 critical clauses

In the event of a dispute, these seven points will determine whether you can enforce your claim – or not. Have all clauses checked by an expert before signing.

Fixed-price commitment

Clear definition of what the fixed price includes and for what period it applies. The usual period is 12-24 months from the signing of the contract.

Construction and service description

Completion date

Binding date with contractual penalty in case of delay. Standard in the industry: 0.2-0.3 percent of the construction sum per full week of delay, capped at 5 percent.

Completion bond

At least 5 percent of the construction sum, deposited with a bank or insurance company. Protects you if the provider goes bankrupt.

Payment plan according to MaBV

A maximum of 7 installments in accordance with Section 3 of the Broker and Property Developer Ordinance. Higher advance payments are not permitted.

Selection rules

Clearly defined how many sampling days are included, which manufacturers are available to choose from and how special requests are priced.

Warranty

At least 5 years for the entire work in accordance with Section 634a BGB, 30 years for the supporting structure. Shortening is not permitted.

Special right of termination

Clear regulations in the event that a building application is rejected or financing fails. Without this clause there is a risk of high damages.

10 common mistakes when buying a prefabricated house

  1. Budget calculated too tightly. Plan 15 to 20 percent reserve for unforeseen events, otherwise the sampling will become a stressful situation.
  2. Just compare the house price. Additional construction costs make up 15 to 20 percent of the total costs and are often underestimated.
  3. Sign the contract without checking. An expert review costs less than a single subsequent change request.
  4. Too few providers requested. At least three comparable offers, otherwise no reliable market price.
  5. Land searched only after choosing the house. Houses must fit the property, not the other way around.
  6. KfW funding missed. Applications must be submitted before the contract is signed, otherwise the claim will no longer apply.
  7. Sampling poorly prepared. If you have to make 80 to 200 decisions in two days, you will lose money.
  8. Built without construction management. An independent quality control during construction preventively uncovers 70 percent of all subsequent defects.
  9. Bargain provider chosen. If an offer is 20 percent below the market average, something is missing from the service description.
  10. Removal carried out superficially. The acceptance is the most important date after the contract has been signed - take an expert with you.

Funding & financing 2026 at a glance

Anyone building a prefabricated house in 2026 should check at least three funding modules. Firstly, the KfW program Climate-friendly new building (KFN) with reduced-interest loans of up to 150,000 euros per residential unit for Efficiency House 40 with the QNG seal. Secondly, that Home ownership promotion for families (WEF) with loans of up to 270,000 euros for households with children and a taxable annual income of less than 90,000 euros. Important: All applications must be submitted before the delivery and service contract is concluded.
