Configure a prefabricated house: the details that matter
The configurator needs nine key details to identify suitable providers and provide a realistic assessment. Each answer filters the provider list, so more precise information produces a better match.
House type
Detached house, bungalow, semi-detached house or town villa: the type determines the basic geometry and square-metre cost. Bungalows tend to cost more per square metre because the roof and slab cover a larger area relative to the living space.
Living area
Enter the required living area. Typical values are 100–120 m² for young families, 130–150 m² for families and 160–200 m² for premium requirements. Below 80 m², many providers become uneconomical.
Roof
Choose a pitched, hipped, mono-pitch or flat roof. A pitched roof is usually the least expensive, while a hipped roof with dormers costs most. The roof can change the house price by 5% to 15%.
Floor plan
A compact rectangle or an offset L shape? Departing from a standard rectangle can add around 8% to 15% through extra wall and roof areas.
Completion level
Choose a kit house (from €1,500/m²), shell house (€1,900–€2,400/m²) or turnkey house (€2,500–€3,300/m²). Skilled buyers can save €35,000 to €60,000 by completing a shell house themselves.
Energy efficiency
Higher energy standards add around €80 to €220 per square metre, but may be partly offset by KfW reduced-interest funding of up to €150,000.
Basement or floor slab
A floor slab costs around €18,000 to €32,000; a full basement adds around €35,000 to €65,000. A basement is especially worthwhile on expensive or sloping plots.
Specification
Standard, comfort or premium? The difference between standard and premium is often €200 to €400 per square metre, or up to €56,000 for 140 m².
Budget
Your total budget includes the plot and ancillary construction costs. It determines which combinations of living area, completion level and region are realistic.
