The term has no single statutory definition. A sound specification covers the structure, weatherproof envelope, all interior trades, heating, ventilation, bathrooms, floors, doors and decoration. Garages, landscaping, kitchens, fitted furniture, smart-home extras and photovoltaics are often excluded, so check every specification.
At €2,900–€3,800/m², a 140 m² detached house costs €410,000–€530,000 before the plot. Add €35,000–€90,000 for a slab or basement, €8,000–€15,000 for connections, about 7% registration costs on the plot and €15,000–€40,000 for external works.
Provider selection, specification, finance, notarised plot purchase, the municipal autorisation de construire, factory production and on-site completion typically take 12–18 months in total. The permit alone commonly takes 8–16 weeks.
