Smart prefabricated homes 2026: systems, packages & providers

Smart-home technology now integrates heat pumps, PV, storage and wallboxes. We compare five platforms and three realistic packages.

Typical packages
€8,000–€35,000
KNX in premium homes
from approx. €25,000
Matter devices in 2026
over 1,500
Providers with factory KNX
approx. 20 of 35

From convenience to energy backbone

A modern new home has five to seven energy producers and consumers. Coordinating the heat pump, PV, battery, wallbox and ventilation maximises self-consumption and minimises cost.

Choose the platform, equipment depth and long-term maintainer before the planning application so wiring and bus topology can be factory-integrated.

Five relevant smart-home ecosystems

KNX is the durable, manufacturer-independent premium standard and costs €18,000–€35,000 for 150 m². Loxone is an integrated €12,000–€22,000 solution. Matter links Apple, Google, Amazon and Samsung devices.

A practical hybrid uses KNX wiring as the backbone, Home Assistant or Loxone for visualisation and Matter for individual devices. It is feasible from €15,000–€18,000.

Three equipment packages

Basic (€8,000–€12,000) includes smart metering, room control, PV monitoring and wireless devices. Comfort (€15,000–€22,000) adds factory KNX, lighting, shading and energy integration.

Premium (€28,000–€35,000) adds full KNX, multi-room audio, security, dynamic lighting and predictive wallbox and battery control.

Frequently asked questions about Smart home & technology

The most common questions in this topic, answered by the fertig-haus.net editorial team and updated in April 2026.

Which smart-home system is best in 2026?
KNX is the most robust long-term choice; Loxone offers faster commissioning and an integrated app. A KNX backbone with Home Assistant or Apple Home is a pragmatic hybrid.
What does a smart home cost?
Basic packages cost €8,000–€12,000, KNX comfort packages €15,000–€22,000 and premium systems €28,000–€35,000.
Which providers supply smart home from the factory?
Around 20 of 35 reviewed providers offer integrated packages. KNX is common in the premium segment; KNX, Loxone and wireless packages are options in the volume market.
Can it be retrofitted?
Wireless Matter, Zigbee and Apple Home devices can. Retrofitting wired KNX is disruptive, so installing the €1,500–€3,500 bus wiring during production preserves options.
How secure are smart-home systems?
Wired KNX can operate without the internet. For cloud systems, install updates, strong passwords and two-factor authentication and keep visualisation local where possible.
